  Richard J. Dalton, CEO and President of Dalton Communities, has over 32 years of experience in the development and homebuilding industry. Rick’s career began as an apprentice in subcontracting, and he advanced through roles such as Superintendent, Project Manager, Vice President, and Division President. Rick's expertise spans land acquisition, community design, construction, and sales, with experience leading projects for public andprivate homebuilding companies. 

Rick has a bachelor’s degree in building construction management from Michigan State University and an MBA from Keller Graduate School of Management. Rick has managed a wide range of residential developments, including single-family homes, townhomes, condos, multifamily and commercial properties, and is known for delivering high returns for his Joint Venture Partners and Investors.

  Phil Waganheim is an experienced business executive and project manager with extensive expertise in strategic planning, operational management, and marketing. Phil has a strong background in managing and operating commercial projects, including the 

development of restaurants, spas, retail operations, and large-scale resort developments. Phil's experience spans over decades, during which he has developed and executed business plans, supervised construction projects, managed large scale operations, and led marketing campaigns. 

Phil has owned and operated several businesses, including restaurants and service industry ventures. A former professional NFL athlete, Phil brings a competitive and goal-oriented mindset to his work, excelling 

in team building and operational integrity, 

with a true passion for excellence.

Cesar Lopez has spent over 15 years in the Real Estate business and is considered the most successful broker of luxury vacation homes in the Orlando area. As the catalyst to building up the portfolios and reputations for some of the, now, most well known local agencies, including Reunion Realty and Top Villas Realty, Cesar opened his current brand, Titan Realty Group with great success. Cesar's network of high worth investors, both domestic and international, and the success of his team, have transacted more business in the vacation capital of the world then any other agency. Cesar has worked closely with our Partners 

to develop plans for the ideal variety of 

accommodations and management of luxury rental properties that will maximize
